Description:

The Development proposals were for an extension to an existing public house and changeTanner Street - Create Consulting Engineers of use on the ground floor from A4 (drinking establishment) to C3 (residential) use, as per the upper floor flats. The most critical factor for this development was its proximity to the River Thames in Flood Zone 3 which is characterised as having a 1 in 100 or greater annual probability of river flooding and a 1 in 200 or greater annual probability of tidal flooding. The site is also within the less than six hour inundation zone resulting from a breach of the Thames flood defences. The development was therefore classified as 'more vulnerable'.

Value Added:

Normally 'more vulnerable' residential development would not be allowed at ground floor levels in Flood Zone 3. However, liaison with the Environment Agency and local planning authority resulted in approval of ground floor residential use by raising the floor level to give a 300mm freeboard above the 1 in 200 year breach flood level, therefore creating a new 'lower residential floor'.
