Description: Create Water was commissioned to carryout a Flood Risk Assessment for a National Rail site adjacent to Hexham Station, Northumberland. The major part of the site is situated in Flood Zone 2 (medium probability of flooding) due to the site's proximity to the River Tyne. Proposals for the site included retail units with associated parking areas and landscaping whilst a new station car park is also planned.

A number of flood mitigation measures were used here to minimise the flood risks to people and to the proposed buildings on the site. All new build retail units will be constructed with floor levels raised above the 1 in 1000 year flood level, whilst the area of the site in Flood Zone 3 (proposed new station car park) will have strict closure rules in the event of flooding. As well as this the car park will have appropriate signage warning of the risk of flooding as well as fencing to avoid hazards from floating cars if any were still present in the event of a flood. Added Value: Create Water engaged the Environment Agency at an early stage to ensure the proposed flood mitigation measures were acceptable. Also close liaison was held with Northumbria Water to ensure the proposed foul and surface water discharges were acceptable as there issues with sewer capacities in the area.
